Your home is an investment. You want to keep it in working order at all times to protect it and do whatever you can make sure the property value doesn’t drop. If the property value drops, you would receive less money for the home when it’s time to sell. Some changes to the value are out of our control, but we can do things to raise the value.
1. Install solar panels
Estimates are showing that your property value can increase up to 17% when you install solar panels. New homeowners love buying homes with solar arrays because it means reduced energy bills, which saves a lot of money over the long-term. Plus, they like the idea that they can live with less of an impact on the environment.
2. Hire an inspector
Hire a quality inspector to take a good look at your home to determine what can be improved. Is the foundation cracked? Is the roof leaking? Sometimes fixing one of these problems could cost less than your home’s value would increase.
3. Add cabinets and counter space
One of the most important things a home buyer looks for is the amount of space in the kitchen. They want lots of room to hide items and prepare food. Consider adding more cabinets (that match your existing ones) wherever you can. If there’s no room along the walls for more countertops, consider installing an island.
4. Add a bathrooms
Bathrooms are big value-increasers – up to a 10% increase. A simple half-bath off one of the bedrooms or beside the kitchen is a big deal. More bathrooms raise you into a whole new class. Check to see where your plumbing runs and how difficult it would be to install another bathroom.
5. Add an attic bedrooms
It’s usually tough to squeeze in a new bedroom (unless one of them is huge), so the only place to add a new one is your attic. Finish off half of the attic in your home and install proper stairs (rather than one of those pull-down ladders. This will add big numbers to your home’s value.
6. Boost your curb appeal
The first impression potential buyers get is from the outside of the house from the street. They usually make their decision in the first few minutes, so this impression is important. Be sure your lawn is properly maintained and well-manicured. Clean any debris, add planting beds, lights, and get that lawn nice and green.
